Munich office building sets standards

In Munich’s Obersendling district, an innovative six-storey office building is currently being built in collaboration with Invesco Real Estate as an extension to the established OMEGA MUNICH office quarter. Around 2,400 m2 of gross floor space will be used to create customisable, modern workplaces. WOODWORKS is being built as a timber-hybrid construction with a generous glass façade. With regard to the circularity of resources, WOODWORKS will receive one of Germany’s first digital building resource passports in accordance with the DGNB standard.

In terms of sustainability (biodiversity), the building will have a large-scale green façade as well as a green roof and open spaces to match. In addition, temperature regulation using a geothermal system will create a consistently pleasant indoor climate. The two roof terraces overlook Munich – and in good weather conditions you can see as far as the Alps. Completion is planned for mid-2024.

The hybrid construction method makes it possible to combine sustainably harvested timber with two of the strongest materials: steel and concrete. For the sustainable new building, SÜLZLE Stahlpartner in Munich will supply its partner, LIST Bau München GmbH & Co. KG and BayWa AG, around 120 tonnes of CO2-neutralised reinforcing steel. With CO2-neutralised reinforcing steel, the remaining emissions are offset by compensation – from the provision of raw materials to delivery to the construction site.
